process involved . permit drawings
client furnishes survey plan & conveys initial design thoughts ('wish list': floor by floor tally of spaces anticipated to be involved with desirable planning aspects identified - also - undesirable aspects of existing home if project is reno . photos of desirable similar projects are very useful); a home-planning 'checklist' I have developed may be used . applicable zoning/development parameters are investigated in-person at local municipality building department . drawings of existing site, floor plans & exterior elevations are done on computer . various viable design directions are generated - addressing site planning/building massing/floor plans & exterior elevations . the direction best suited for the particular client is identified & then refined . the
design process begins as sketch drawings for initial generation of
options evolving to computer drawings as design becomes refined . should a zoning parameter be exceeded (eg: too much floor area), it is necessary to obtain committee of adjustment approval; usually a computer-drawn 'design' set of small format drawings is used for the submission, which later can easily be upgraded to become the 'permit' drawings . sometimes an outline 'design' package of drawings is utilized to obtain preliminary estimates of construction costing; may also compare costing of different design directions . 'permit drawings' are then developed of the selected design direction, submitted for permit review, then available for pricing & construction

single family homes for various home builders while working on contract
with anderson & assocs (toronto): fernbrook hms, archway hms, sundial
hms, mattamy hms . before moving to toronto I was involved similarly
with manor hms (winnipeg)
