design and permit drawings for new homes, additions, renovations & cottages - which may be used for pricing, submission for building permit and construction . further, an intermediate drawing package may be developed for committee of adjustment submission - representation at public hearing provided - to seek approval when aspect(s) of zoning parameters exceeded by contemplated proposal (53 done; 96% approved)

process involved
client furnishes survey plan & conveys initial design thoughts: preferred design style (photos or book/magazine clips of desirable similar projects
are very helpful), 'wish
list': floor by floor tally of spaces anticipated to be involved if known; also, undesirable aspects of existing home if project is reno - a home-planning 'checklist' I have developed may be useful . applicable zoning/development parameters are investigated in-person at local municipality building department . various viable design directions are generated in sketch form - the one best suited for the particular client is identified & refined; the sketches evolve to computer drawings (liaison with client occurs online or in-person as desired) . should a zoning parameter be exceeded (eg: too much floor area), it is necessary to obtain committee of adjustment approval; usually a computer-drawn 'design' set of small format (11x17") drawings is used for the submission, which later can easily be upgraded to become the 'permit' drawings (24x36" format) . sometimes an outline 'design' package of drawings is utilized to obtain preliminary estimates of construction costing; may also compare costing of different design directions . 'permit drawings' are then developed of the selected design direction, submitted for permit review, then available for pricing & construction
the
information for both the design & permit drawings can be limited to
the minimum required for a municipality plans examiner to review/issue
a building permit or supplementary information (such as electrical layout,
colours, specifics of materials/methods/fixtures, etc) may be involved

single family homes for various home builders while working on contract
with anderson & assocs (toronto): fernbrook hms, archway hms, sundial
