can be useful for understanding design possibilities, for considering the development potential of a property/building & used for various municipality reviews/applications  

note:  permit documents, tendering & review of construction not offered . may be outsourced if desired


process involved

client furnishes survey plan & conveys initial design thoughts . applicable zoning/development parameters are investigated in-person at local municipality building department . drawings of existing site, floor plans & exterior elevations as applicable are done on computer . various viable design directions are generated for study - may address site planning/building massing/floor plans & exterior elevations . the direction best suited for the particular client is identified & then refined . graphic material usually will be 2D design drawings of the site plan, floor plans & exterior elevations; more elaborately, 3D drawings & cardboard models can be useful . the design process begins as sketch drawings for initial generation of options evolving to computer drawings as design becomes refined
